Handsworth – Locate Water Leak

Reason for Attendance/Discussion

A trace and access investigation was required to locate the source of an escape of water from within the property. It was reported that water had been observed to penetrate the dining room ceiling (intermittent)

Works carried out/Conclusion

Upon arrival at the property a visual assessment confirmed the issue reported. A moisture mapping survey of the property was carried out using an MMS3 protimeter with excessive moisture levels observed throughout the dining room on all surfaces. A visual/endoscopic assessment of the bathroom directly above the dining room was carried out. The escape of water was sourced to a failed plastic coupling on the bath waste fitted within the cavity of the external wall. The faulty fitting was removed and replaced by a continuous pipe (no fitting in cavity) by an on-site plumber then tested for correct function. The damage observed is consistent with the leak detected.

Recommendations

A surveyor attended as a same day visit concluding excessive moisture levels on several surfaces surrounding the 1st floor bathroom during further moisture mapping. A professional drying program will be required alongside anti microbial treatment before any reinstatement works can commence.
