Rugeley – Central Heating Pressure Drop

Reason for Attendance/Discussion

A trace and access investigation was required to locate an escape of water from within the property. It was reported that the central heating pressure would drop daily.

Works carried out/Conclusion

Upon arrival at the property the central heating system was checked and found to be low. The central heating system was set to the correct operating pressure. A moisture mapping survey of the ground floor was carried out using an MMS3 protimeter with excessive moisture levels observed on a section of boxing in between the kitchen/extention. Visual evidence of water staining within the same area had been discovered by the client prior to our arrival, the client had exposed a section of the void to investigate further. An endoscopic inspection of the boxing in was undertaken confirming the presence of central heating pipework. The escape of water was sourced to a failed 15mm plastic tee on the central heating pipework within the void. A larger section of the plasterboard was removed to allow for remedial works by an on-site plumber. Following repairs the central heating system was again set to the correct operating pressure then fired to check for correct function. The damage observed is consistent with the leak detected.

Recommendations

A professional drying program will be required before any reinstatement works can commence.
