Water Damage to Kitchen Ceiling
A trace and access investigation was required to locate the source of an escape of water from within the property. It was reported that constant water penetration had been observed within the kitchen ceiling.
Upon arrival at the property a visual assessment confirmed the issue reported. A moisture mapping survey carried out using an MMS3 protimeter confirmed the kitchen ceiling/surrounding walls to be saturated. A section of the affected ceiling was removed to allow visual/endoscopic inspection of the void. The escape of water was sourced to a failed section of 15 mm plastic hot water supply to the above bathroom. Unfortunately repair from below was not possible, it was necessary to uplift several of the finished floor tiles from the above bathroom to access the damaged pipe for repair. Remedial works were carried out by an on-site plumber then tested for correct function. The uplifted tiles were relaid dry then all contaminated areas made good prior to leaving site. The damage observed is consistent with the leak detected.
Unfortunately damage to the upstairs bathroom floor was necessary to access the leak during the trace and access investigation, this will require minor repair. A professional drying program will be required alongside anti microbial treatment before any reinstatement works can commence.
