Sourcing Escape of Water & Boiler Pressure
A trace and access investigation was required to locate the source of an escape of water from within the property. It was reported that the central heating system was losing pressure requiring refilling approximately every 1-2 days.
Upon arrival at the property the central heating pressure was checked and found to be low. The central heating system was set to the correct operating pressure then fired. A visual inspection of the accessible pipework identified no apparent issue. A moisture mapping survey was undertaken on the ground floor of the property with excessive levels observed in a localised section of a front room wall. The living room carpet was uplifted to allow removal of several of the floor boards below. With the void below the property accessed a visual/endoscopic inspection of the central heating carcass was undertaken however no escape of water was identified. The property suffers from a relatively small leak likely due to thermal expansion of the central heating pipework.
The client has been advised to monitor in the short term and inform us if the volume of loss increases. Quotation to be made available to either dye the system or replace the suspected section of pipework.
