Locate Water Escape
A trace and access investigation was required to locate the source of an escape of water from within the property. It was reported that the central heating pressure was dropping daily.
Upon arrival at the property a visual assessment of the central heating boiler confirmed the issue reported. The central heating system was set to the correct operating pressure with an immediate drop to zero observed. An acoustic survey of the accessible central heating pipework was inconclusive. A moisture mapping survey of the ground floor was carried out using an MMS3 protimeter with excessive moisture levels observed on the walls/flooring adjacent to the kitchen extension. Excavation of the kitchen radiator from the concrete subfloor would be unlikely to be completed within one visit due to the fixed kitchen furniture impending access. With the clients permission the supply to the kitchen radiator was isolated in the loft. The central heating was again set to the correct operating pressure then monitored for a period of 30 minutes with no perceptible drop observed. The central heating system was fired to check for correct function. The damage observed is consistent with the leak detected.
Client has been advised a second visit would be required to expose the exact source of the escape of water however this would not be necessary if the supply was rerouted bypassing the failed pipework. A professional drying program will be required before any reinstatement works commence.
