Loss of Water in Property
A trace and access investigation was required to establish if a loss of water identified by the water board was due to failed incoming mains pipework or within the property. The clients were aware of a secondary feed to the property but were unaware of its location.
Upon arrival at the property a visual assessment of the accessible pipework identified a stop tap within the subfloor of the utility room. The stop tap was isolated however flow to the kitchen sink persisted suggesting a second stop tap somewhere within the property. The kitchen sink supply was traced back to a lead feed within the concrete subfloor/wall within the kitchen however no control was fitted for this supply. A second stop tap was fitted to allow complete isolation of the property then the water meter (external) checked. Unfortunately the installation of the second control had only a minor impact on the volume of loss. Further assessment of the incoming mains pipework would be required to locate the source of the issue.
I do note that throughout the investigation while under observation the movement on the water meter with all outlets isolated is barely perceptible suggesting an extremely small volume of loss and in no way as extreme as the client was led to believe. Videos can be provided on request.
